Mont Kiara is one of the most expensive postcodes in Malaysia. Within it, VMK is the most expensive line on the chart. The reason isn't marble or square footage — both exist elsewhere. The reason is supply.
Forty-five units. Freehold. Gated. On a single road that nobody else lives on. That's the whole moat.

Why this address.
Walking distance, properly measured.
From the VMK gate: 4 minutes to Mont Kiara International School. 7 minutes to 163 Retail Park. 9 minutes to 1 Mont Kiara. 11 minutes to Plaza Mont Kiara.
No other landed address in Mont Kiara puts all four within a school-shoe walk. The condominiums are closer in some directions, further in others. VMK is the only landed enclave where the school run, the grocery run, and the Saturday lunch are all on foot.
Forty-five neighbours, not four thousand.
VMK has 45 units. A typical Mont Kiara condominium tower has 400. The high-rise developments behind the gate — Arcoris, Pavilion Hilltop, 28 Mont Kiara — run into the thousands.
The maths of forty-five is the maths of recognising the people on your road. Kids walk between houses. The guard knows the car. Deliveries arrive at the right gate the first time. This is the difference landed makes, and there is no equivalent within walking distance.
An underground station, on the way.
The MRT3 Circle Line was approved by the Transport Minister in July 2025. Mont Kiara is one of only seven underground stations on the entire 50.8-kilometre loop. Construction begins 2027. Phased opening from 2028. Full operation by 2030.
When the station opens, residents will reach the platform without a car and largely without weather. This is not a marketing brochure forecast — the Final Railway Scheme is gazetted, the land acquisition is underway.
Built in 2004, by UOA, once.
UOA is one of Malaysia's most consistent developers — Sycamore, Bangsar South, the Mont Kiara high-rises. VMK is their only landed enclave in this neighbourhood. They built 45 units in 2004 and have not built another since.
The construction is 2004 UOA quality: solid concrete, marble flooring, hardwood timber staircases, full-height ceilings, mature freehold land. The bungalows you can rent today are the same bungalows that will be standing in 2050. That is not a claim every Mont Kiara development can make.
